Foreclosures/Property Protection

Bloomberg reports that foreclosures rose 81% in 2008. But it doesn’t take an analyst to recognize that home foreclosures, already high, will reach unprecedented heights in 2009! With this fact comes a massive spike in crime that accompanies home foreclosures, which equals bad press for lending institutions.

This poses the question: What can banks, corporate insurance agencies and property preservation companies do to protect their foreclosed home investments from burglary, theft and vandalism?

The answer: USE TRINITY’S FORECLOSED PROPERTY PATROL SERVICES. We will patrol your investments to deter the criminals.

Trinity has identified and examined the detrimental impact on the mortgage holders and has developed an effective strategy to manage the negative impact abandoned properties have on their neighborhoods, and that will effectively combat the negative press to the mortgage and lending industries.

1. Regular Visual Inspection — A uniformed officer in a marked patrol vehicle will make periodic, random visits to your financial investment. Spending no less than 30 minutes per visit to visually inspect the property. During this visit, the officer will check doors and windows on all buildings of the property. They will also remove any mail, newspapers or other visual indicators that the property is uninhabited. Additionally, they will take digital photographs of the property and any buildings for your records.

2. Immediate Repairs—If the officer finds anything unsecured, or broken, we can contact our professional preservation team to immediately repair or replace inoperative doors, windows, locks etc.

With Trinity’s patrol service YOU will be the first to know if a foreclosed property has fallen victim to squatters! No longer will your first notification be by mail in the form of fines imposed by local Law Enforcement or Code Enforcement Authorities! Be EMPOWERED with Trinity!

Foreclosed Home Burglary

Most foreclosed homes still contain many items of value. Appliances are typically the highest value items remaining, but many savvy criminals know that there may be copper running behind the walls and will tear out drywall to access it! Therefore, causing damage to the structure of the building, incurring the costs of replacing the drywall and plumbing. Destructive criminals have markets for and will remove items such as; cabinets, sinks, granite counters, toilets, windows, doors, lighting fixtures and just about anything else to sell to the right buyers!

Crime & Trauma Scene Cleanup Although not a pleasant thought, crime and trauma often result in blood and bodily fluids that must be removed from the scene. Contrary to popular belief, the police and fire departments do not assist with the cleanup efforts following a homicide, suicide, accident or other traumatic event.

In 2005, Trinity Executive Services, Inc. formed a sister corporation called Bio-Trauma 911, Inc. to assist families in need of assistance. Today, our crime and trauma scene cleanup technicians service six Midwestern states and are dispatched to scenes on almost a daily basis. Please click the link below to learn more.
